Broad Ripple’s housing options continue to grow with the addition of River House, a $19 million, six-story mixed-used development in the heart of Broad Ripple Village. Shiel Sexton Real Estate is serving as Development Consultant and Owner’s Representative for the new 120,000 SF project that includes office, retail, housing, and structured parking. 

Owner Todd Morris purchased the property 12 years ago with future redevelopment in mind. The site previously held a small 17,000 SF office building until 2016, when Morris decided the time was right. The biggest challenge was creating a dense development on just .86 acres of land, while being directly adjacent to the Army Corps of Engineer’s flood wall for the White River. 

The client partnered with Shiel Sexton Real Estate after reviewing our portfolio of complex urban redevelopments. In addition, the ability to scale up resources for a large project was an important differentiator. Shiel Sexton Real Estate helped lead programming, design, budgeting, financial analysis, and neighborhood meetings. Shiel Sexton Real Estate’s knowledge of TIF also came in handy as the owner navigated the City’s process.
